Letting Guide

Step 1 - Holding deposit

Once you have decided that you wish to rent a property, you will be required to pay a holding deposit ( 1 week ). This can be paid by Bank Transfer, cash or Debit / Credit Card. (Please note that payment by Debit / Credit Card are subject to Merchant fees – please ask for further details).

Your holding deposit will be handled as specified below:

If the Tenancy goes ahead, this holding deposit becomes part of your Tenancy Security deposit (usually between 5- 6 weeks rent).

Please be advised that we will be unable to refund your holding deposit on the following cases:

  1. You decide not to proceed with the rental of the property and withdraw your application by any reason other than the Landlord’s rejection of your offer.
  2. Your refrences are deemed not satisfactory by professional reference check company.
  3. Your refrences are found not genuine or include untrue information or any type of false statement.

If the Landlord decides not to let the property to you for any reason other than above (1) – (3), the Holding deposit paid will be refunded to you less the cost of any reference checks carried out.

Step 2 - Referencing

As of 1 June 2019 there will be no fee for referencing and administrations.

You will be requested to complete a full reference application form which can be found HERE.

Among the references needed, you will need to provide

  • Passport photo ID (original will also be needed for verification)
  • A valid visa (if applicable)
  • Previous landlord details (if applicable)
  • 3 last bank statements showing your bank account details
  • Employment status, including employer contact details and salary and 3 last payslips

Occasionally a tenant doesn’t quite meet the desired referencing requirements and in this case, you will be asked to provide a guarantor for which referencing fees will also apply. The guarantor will require to complete and submit an application form which can be found HERE.

You will also be asked for proof of ‘Right to Rent’ under immigration legislation. This will require you to provide us with originals copies of your passport or other evidence of your right to rent. A full list of documents that are acceptable can be found HERE.

Step 3 - Payment of Deposit and Rent & signing your Tenancy Agreement

Once all the referencing is completed, you will be required to pay the balance of the deposit in cleared funds. The deposit will be registered with a government backed Tenant Deposit Scheme. You will be provided with details of which Tenant Deposit Scheme you are registered with and their contact details.

You will also need to pay the rent which will be due in cleared funds upon the signing of the your tenancy agreement.

Your tenancy agreement will be an Assured Shorthold Tenancy (AST) and will detail both yours and landlords responsibilities. Please read this carefully as this is a legally binding document.

Step 4 - Property inventory

An inventory will be prepared (usually by an independent inventory clerk) This document lists everything in your property so please take care to go through it carefully and any discrepancies should be reported in writing and preferably with photos to the inventory clerk.

Important Points to note :

1) You will be liable for water, gas, electricity, TV licence, WiFi and council tax bills in your rental property.

Please ensure you take photo readings on the commencement and expiration of your tenancy. You will be responsible to notify the utility companies.

2) By law, if you have a gas boiler in your property, it must be serviced annually and hold a current Safety Certificate. This will be provided by your landlord.

3) All rental properties must be fitted with smoke detectors, fire and carbon monoxide alarms. These will be tested to make sure they are working when you are checked into your new home. During your tenancy, it is then your responsibility to check them regularly and replace batteries as required or notify your landlord of any faults.

4) Your rented property will be inspected from time-to-time. A min of 24 hours notice will be provided.

5) Your Tenancy Agreement specifies both the Tenant and Landlord Responsibilities. Please contact us should you require clarification

6) Should you want to renew your agreement, you will need to let us know two months’ prior to the end of your tenancy. If your landlord is agreeable, you will issued with a revised tenancy agreement.
